What is a good size residential house?

Ok so I am messing around in my architectural class, my teacher wants us to design a house. Now if you were a middle class customer of mine, how many bedrooms and bathrooms would you want? how about the garage, 2-car or 3? what about a game room or something. I am just looking for some ideal house sizes so I can start.

I would start of designing a 3000 sqft. house. I like sprawling ranches, but a center hall colonial is what everyone is building these days. a two car garage is plenty, but i would extend it about five feet to have garage stairs leeding to a basement (very convienient). Living Room/Dining Room/ Den or greatroom/ Office or keeping room/ 4 beds with master suite/& 2 1/2 baths. Good luck

A lot depends on the number of people in the family, lifestyle needs (does your client entertain a lot or does he/she need office space or other workspace?), where the house is to be located, how many vehicles the client owns. A simple two bedroom/2 bath home with a 2 car garage, kitchen, family room or den, laundry area and dining area is a pretty simple start.

Depends on the size of the family looking and price range.
2 bedrooms/ 2bath/ single car garage – single or just married – no kids – avg income
    1100-1200 sq ft

anything more than that at least 3 bed/ 2 bath with a two car garage.
    1250-1500 sq ft

For this project I think you will find it easier to go with the 3 bed 2.5 bath with a two car garage.

Add some cool things like a bay window to give the house some depth.
Keep to a style don’t take things from 70’s arch. and contemporary.
Go to some of the production home builders web sites to get ideas of how a "Real Architect" would a design a floor plan with 3/2.5 and 1500 sq ft. I bet you find a ton.

A good place to start would be a 2,000 sq. ft., 3 bedroom, 2.5 bath, 2 car garage. Half bath should be near the family room, 2nd bath near the 2 smaller bedrooms, indoor laundry room near the kitchen or garage.

I’d like a 4 bed house, with 2 of them ensuite. For the main bathroom I’d love a ‘wet room’ style, tyled floor, huge power shower, maybe even a jacuzz tub?! A large kitchen and dining area with big glass doors that lead out to a decked area and a good size garden. Maybe a breakfast bar area in the centre of the room for when you’re having a quick snack. A 2 car garage would be great or a large driveway that could hold 2 cars. A games room to keep my boyfriend’s games consoles etc. and the pool table. I have a personal penchant for double hall doors, love them!

Something like the houses in this link would be amazing…

    Hi

We have 2 adults, 2 kids, 2 cats, 2 cars and 1 motorcycle.. We live in a 2,850 square foot house. It has a half bath, kitchen, separate dining room, living room downstairs. The garage enters into the kitchen. Upstairs there are 5 bedrooms and a 2 bathrooms, each kid has a bedroom, my husband and I have an en suite bedroom with a full bath, the kids have a tv/play room and there is a guest room.

In the basement we have an un-used play room, a laundry room a work room and another storage room.

It’s plenty of room, very generous so everyone has enough space, but not too massive that it’s overwhelming. I think it’s a really good size and I feel very lucky to have it.

Most people want 3 bed/ 2 bath minimum. However, why not go for the newer thing – loft style? You could push that it’s much better for our environment than a single family home – but anyway for your single family home:
No less than 2 car garage; min 1600 sq feet (or you’ll be cramming everything in if you do 3/2). Some great north-facing and south facing windows. Don’t forget closets -wherever you can cram them in a small house. Kitchen should be near garage for ease of entry; make it a family gathering place. Also, think about retreat areas – even in a small home, its nice to find a quiet space, even if all the bedrooms are taken. A nook, cranny where a chair and tiny table can go by a window, for instance. A front porch would be super.

What sells today is not so much size as style. Open up between living/ dining/ kitchen. Master bath and at least one more full and half bath is almost neccesary today. Master bedroom should have walk in closet(s) and at least 14 x 16 not including closet space.

Separate family room/ game room/3 season room with very casual approach sells (bar style good).

Kitchen cabs light wood (oak, birch) or white with loads of counter space.

3 bedroom usually ok, but fourth is huge selling point. Just don’t make them too small just to get one more in limited space. Bedrooms should be no smaller than 12 x 12

2 car garage fine unless house goes above 3000 sf, then go to 3 car

Lastly, skylights, people just love cathedral ceilings and skylights
